Our whole house inspection process typically takes 2-3 hours. It is an exterior to interior – top to bottom – “limited visual” inspection…meaning that there are limitations to what can be seen. We’ll be looking over the structure, electrical systems and mechanicals – as well as doors, windows, walls, floors, ceilings and the roof. We’ll also be checking the heating and air, plumbing, attic, basement and crawl space. Termites and other wood destroying insects such as carpenter ants can do massive damage to a home and greatly impact its value. In humid areas where termites are a problem, its not unusual to find many homes that have been virtually hollowed out, their wood siding turning to dust at a touch.

It takes an expert to detect hidden termite damage. General home inspections do not typically include a termite inspection. It is highly recommended that you get a termite inspection in addition to your general home inspection.

If test results already exist, make sure they are recent or that the home has not been significantly renovated since the test was performed. If in doubt, get a new test done. If youre selling a home, having a recent radon test is a great idea. By being proactive, you can assure potential buyers that there is no risk and avoid the issue from the start.

So whether you have an old home or a new one, live in an old mining town or in the middle of the Great Plains, radon is a reality. But it is a reality that we can live with. They say all streams flow into the sea…that may be true, but not all drains do. In fact, not all drains flow at all! That’s why it may be a good idea to have the sewer line scoped. During the scope, we will send a camera into the sewer line looking for signs of damage – tree roots, corrosion, broken and misaligned pipes are a few of the typical problems discovered.

The majority of the time, mold growth inside a house is apparent, but this is not always the case, especially if the mold is growing in the walls or ceiling. It is recommended to have a mold inspection done by a professional, as professional inspections can find mold growth in areas that are not visible to the eye.

Chimney inspections are very extension. A chimney inspector will generally get onto roof and remove components such as the chimney cap and vermin screen to view the inside of the flue. They will disclose any issues with the flue, crown, chimney exterior, firebox, damper and more.

An inspection of the chimney can also provide you with a price quote for necessary repairs to help you make an informed decision.
