The Process
– Sellers hires KC Realty Inspections to do a Full Home Inspection.
– Seller makes the report available to all potential buyers. The seller marks all items of concern on the report in one of three ways:
  – “Repaired”
  – “Will repair prior to closing”
  – “As Is” or “Excluded”
– The buyer makes an offer. You should know that 80% of all buyers will accept the house with a KC Realty Inspections report and on an “as is” basis but what if a buyer makes the offer contingent on another inspection? Since the buyer has seen the seller’s report and knows what the seller is willing to repair or not repair, the seller accepts the offer but excludes everything mentioned in the KC Realty Inspections report. This means the new inspection can only turn up something the KC Realty Inspections may have missed. The seller can also recommend the buyer hire KC Realty Inspections to do their inspection at a reduced price and if they choose to do so, KC Realty Inspections will provide the inspection for half price.
Here’s Our Unique and One-Of-Kind Guarantee
– What if the buyer hires another inspection company and they reveal something that was not revealed by KC Realty Inspections? If it is something that the seller agrees to correct at their own expense then KC Realty Inspections will pay 50% of the cost involved up to a total cost of $1,000. If the cost is $500, then the seller and KC Realty Inspections will split the cost at $250 each. If the total is $800, then it would be split at $400 each. KC Realty Inspections participation will not exceed $500. This offer is good on any repairs requested by the buyer, agreed upon by the seller and where the seller agrees to cover the expense. If the buyer requests a reduction in price or closing costs in lieu of the repairs then KC Realty Inspections will not participate in the seller’s expense.
– Because the condition of the home can change with time, this guarantee is valid for a period of 90-days from the date of the inspection. Any change to the condition or damage to the home will be excluded from this guarantee unless the seller notifies KC Realty Inspections of such change or damage so the inspection report can be modified and brought up to date.
